With water bills rising across Australia and climate variability making droughts more frequent and severe, rainwater tanks are attracting renewed interest. But the question isn't just environmental — it's financial: does a rainwater tank actually pay for itself, and over what timeframe?

Try it yourself: Use our free Rainwater Tank Savings Calculator to calculate annual water savings, payback period, and lifetime savings for your tank size and location.

How Rainwater Tank Savings Are Calculated

The savings from a rainwater tank depend on three factors: how much water your tank can collect (based on rainfall and roof catchment area), how much water you actually use from the tank, and the price you pay for mains water.

Annual collection capacity (L) = Roof catchment area (m²) × Annual rainfall (mm) × 0.8

The 0.8 factor accounts for first-flush losses, evaporation, and collection inefficiency

Annual water saving (L) = Min(Collection capacity, Annual usage from tank)

Annual dollar saving = Water saving (kL) × Water price ($/kL)

Example: 5,000L tank, 150m² roof, 700mm annual rainfall, Sydney water price ~$3.40/kL

  • Annual collection: 150 × 700 × 0.8 = 84,000L = 84kL per year
  • Tank size limit: 5,000L tank refills ~16 times/year = collects up to ~80kL
  • Garden/outdoor use (typical): ~40kL/year
  • Effective saving: Min(80kL, 40kL) = 40kL/year
  • Annual dollar saving: 40 × $3.40 = $136/year

At $2,500 tank installed cost: Payback = $2,500 ÷ $136 = 18 years

Water Prices Across Australian Cities

Melbourne~$3.80650mmLonger (15–25 yrs)
Brisbane~$4.001,150mmGood (8–16 yrs)
Perth~$3.50780mmModerate (12–20 yrs)

The Key Variable: What You Use the Water For

Tank water use dramatically affects savings. The more water you can redirect from mains to tank, the faster the payback.

Use CategoryTypical Annual VolumeSavings per Year (@ $3.50/kL)
Garden/lawn irrigation30–100 kL$105–$350
Toilet flushing (plumbed in)20–40 kL$70–$140
Laundry (cold water)15–30 kL$52–$105
Car washing2–5 kL$7–$18

The biggest lever is plumbing the tank into the toilet. Toilet flushing typically accounts for 20–25% of household water use — redirecting all of this to tank water can save 30–40kL per year, significantly improving payback compared to garden-only use.

Tank Size vs. Payback

Bigger tanks don't always mean proportionally bigger savings. Once you exceed your annual collection capacity, a larger tank just stores water you've already collected — it doesn't increase yield.

The optimal tank size depends on your rainfall pattern:

  • Evenly distributed rainfall (Sydney, Brisbane): A smaller tank (2,000–5,000L) refills frequently, so yield is driven by usage rate. A large tank adds little extra yield.
  • Seasonal rainfall (Perth, Darwin): A larger tank (10,000–30,000L) is more valuable — it stores wet season rain to use through the dry season.
  • Sporadic rainfall (Adelaide, inland areas): Larger tanks capture infrequent rainfall events for use during long dry periods.

Rainwater Tank Grants and Rebates (2026)

Several Australian state and local governments offer rebates for rainwater tank installation:

  • Victoria: Some councils offer rebates of $100–$500 for tanks above a minimum size threshold. Check your local council's sustainability page.
  • NSW: Sydney Water's WaterFix program and some councils offer rebates. Some water utilities offer rebates for plumbing tanks to toilets and laundries.
  • South Australia: SA Water has historically offered rebates for rainwater tanks plumbed to toilets and cold water laundry.
  • WA: The Water Corporation has run rebate programs; check current availability.
  • QLD: South East Queensland Water has previously offered rainwater tank rebates. Individual councils may also offer programmes.

Rebates of $500–$1,500 can reduce payback periods significantly. Always check current availability before installation.

First flush diverter$50–$150
Annual maintenance (filter clean, pump check)$50–$150

Frequently Asked Questions

Is rainwater tank water safe to drink?

Rainwater is generally not recommended for drinking without treatment in Australian urban areas. Roof materials (lead flashings, painted surfaces), bird and animal droppings, and first-flush contamination can affect water quality. For non-potable uses (toilets, garden, laundry), it's perfectly safe. For drinking, a filtration system including fine particle filter and UV sterilisation is recommended.

Do I need council approval for a rainwater tank?

Small tanks (under 10,000L) generally don't require council approval if properly sited. Tanks on properties under certain land sizes or tanks in heritage areas may require development consent. Check your council's requirements. Plumbing connections to indoor fixtures (toilet, laundry) typically require a licensed plumber and may require notification to your water utility.

How long do rainwater tanks last?

Quality polyethylene (poly) tanks have a warranty of 10–25 years and a practical lifespan of 25–40+ years. Slimline plastic tanks used beside houses often last 20+ years. Concrete tanks can last 50+ years but are more expensive. The pump and filtration components typically need replacement every 5–10 years.

Will a rainwater tank increase my property value?

Evidence is limited, but tanks plumbed to toilets and laundries — and disclosed as part of a sustainability audit — can contribute to an improved NatHERS or BASIX rating, which is increasingly valued by buyers. In water-stressed areas, a large tank with quality plumbing is a genuine property feature.
